1. Property

4. Due diligence

Buyer has [NUMBER] calendar days for surveys, soil tests, utility checks, zoning/land-use inquiry, and title review, subject to the agreement’s limits on valid objections.

5. Title contingency

Buyer may object only to liens not extinguished by the tax sale or title defects a Pennsylvania title insurer would refuse to insure at standard rates. Seller then has [NUMBER] days to cure valid objections.

6. Permitted exceptions

Examples include easements, rights-of-way, zoning and land-use rules, taxes not yet due, recorded assessments, mineral reservations, survey-related matters, soil conditions, utility availability, and the tax-sale origin of title.

8–10. Other core terms

Unless stated otherwise, seller reserves mineral and natural gas rights. Default, possession, notices, electronic signatures, time-is-of-the-essence language, governing law, and recording/tax statement mechanics are covered in the final agreement.
